The study showed a significant decline in Galleria visitors, from 6.3 million in 2019 to just 4.2 million in 2024. Sales tax revenue also took a hit, falling from $9.2 million in 2007 to $5.4 million in 2024. That's a potential loss of over $75 million in revenue for Hoover. The proposed redevelopment involves demolishing sections of the mall to create apartments, retail space, a performing arts center, and public green areas in two phases. The study projects this could bring in millions in new spending and taxes, along with creating new jobs. Derzis acknowledged the study's value but feels it has limitations. He wants broader engagement with property owners and the public. He noted the study didn't include Patton Creek or explore how the city could spark investment. Derzis emphasizes the need for inclusivity and a wider approach. He's already met with property owners and says there's a shared understanding that action is needed. He recognizes the challenges but insists that failure isn't an option for Hoover. Derzis pointed out that Hoover's already lost millions due to delays and could lose even more if the Galleria isn't revitalized. He is committed to making redevelopment a priority.
